Send Funds to Prairie Hill

Prairie Hill Holdings is structured as an open-ended, evergreen fund. Net Asset Value (NAV) is estimated on a quarterly basis which enables investors to subscribe and/or redeem at the current Unit price for the LP membership interest. This structure offers many advantages, as it allows investors to remain invested over longer time periods, unlike other closed-end structures, which typically liquidate in 2-5 years; and it reduces risk because the Fund is investing over time instead of investing in a single market period. The returns of closed end funds are often extremely vintage dependent.

Our fee structure is an ongoing asset management fee of 1% on Net Asset Value (Equity value of portfolio) per year. And a profit share of 20% (performance fee). The performance fee is only earned when the portfolio generates profit, creating alignment between investors and the GP.
Prairie Hill has lower fees than its competitors through efficient management (the GP does not use external managers for investment or property management, i.e. Prairie Hill is a vertically integrated real estate investment manager).

Our online investor portal gives access to all reporting, performance, and tax documentation; and each quarter we mail out account statements containing performance reporting.
Annually, we provide a comprehensive report on the Fund investments and our view of market conditions.
Anytime though - we are available for questions and we welcome communication from our investors.

No. Prairie Hill is able to work with both accredited and non-accredited investors.

Each quarter, distributions of cash will be sent to the investors via ACH, wire or check. Each investor can select which method they prefer.

3-5 years. Prairie Hill will always seek to provide best-efforts liquidity to our investors as needed and work with those that have an unexpected need to redeem.

Yes. We work with Inspira Financial as a custodian for retirement accounts. Should you choose to invest in Prairie Hill via a retirement account the process is as follows:
- Open a self-directed IRA account with Inspira
- Send funds to the new account at Inspira
- Prairie Hill is an approved investment with Inspira, once the account is funded, you will then direct Inspira to invest in the Fund

Yes – we understand that there are investors who have significant real estate portfolios already and are interested in investing with us in a single acquisition as opposed to being part of the Fund.
